FAQ

At Louis Realty, we believe informed clients make confident decisions. This FAQ page provides helpful insights and answers to guide you through every step of your real estate journey.

For buyers

What is the first step in buying a home?
The first step is getting pre-qualified for a mortgage. This helps you understand your budget and shows sellers that you’re a serious buyer.
At Louis Realty, once you reach out to us, we’ll guide you through a quick initial screening and connect you with a trusted mortgage officer or financial institution to get the process started with confidence.
How much deposit do I need to purchase a home?
The required deposit/down payment for a home is usually 10% of the property’s purchase price.
Keep in mind, you’ll also need to budget for additional costs such as legal fees, a valuation report, stamp duty, and other closing expenses.
Should I do a valuation?
Yes, it’s highly recommended for a buyer to have a valuation done. A valuation helps ensure you’re paying a fair market price for the property and can protect you from overpaying.
In many cases, your lender/financial institution may also require a valuation as part of the mortgage approval process. At Louis Realty, we can guide you through this step and connect you with trusted professionals to make sure you’re making a confident and informed decision.
Should I do a final walk-through?
It is important to do a final walk through to make sure that everything in the property is exactly the way you saw it from the very beginning when you did your initial showing or property tour. Note, the final walk-through is usually held a few days before the closing.

For sellers

How should I prepare my home before selling it?
Identify repairs and make a plan. Declutter and clean—make it feel spacious. Depersonalize your home. Paint where it needs it most. Set the stage—make it feel like home. Keep it clean and consistent.
Is a valuation necessarily required before selling?
While a valuation isn’t legally required to sell your property, it is highly recommended. A proper valuation helps you set a realistic and competitive price, which can attract serious buyers and reduce the time your property stays on the market.
We can guide you through the process and help you determine the right price based on current market conditions and comparable properties.
How long will it take to sell my home?
The time it takes to sell your home can vary depending on factors like location, price, condition, and current market demand. Some properties sell within a few weeks, while others may take a few months.
What is the agent's commission fee?
Agent commission fees can vary, but they are typically a percentage of the final sale price and are agreed upon before listing your property. This fee covers the marketing, negotiation, and overall management of the sale process. Note, this commission is only paid to the agent or brokerage after the sale or transaction is successfully completed.

At Louis Realty, we ensure our commission structure is transparent and reflects the level of service and results we provide. Feel free to contact us for specific details.
