There are a lot of overpriced rentals in Trinidad. The prices don’t always match the quality, or the quality don't match your budget.

From $3,000 plus apartments without air conditioning, to older-style units being listed at a premium price, many tenants are starting to ask, Is it really worth it?

Tenants Challenges Regarding Overpriced Rentals in Trinidad?

Many tenants struggle with overpriced rentals in Trinidad, paying high rent for properties that are outdated and poorly maintained.

They’ve been noticing that rental prices are increasing rapidly, making it more difficult to find an apartment that fits within their salary.

In some cases, the rental price doesn’t even include basic features like:

  • Air conditioning

  • Parking

  • Electronic gate 

  • Adequate living space

Some tenants also pointed out that older-style apartments — with outdated designs — are being priced almost the same as modern apartment units.

On top of that, security deposits can feel overwhelming, with some tenants wishing landlords were more flexible when it comes to negotiating or reducing them.

It’s becoming more common to hear, "I'm paying more, but I'm getting less".

Landlords have there say on Overpriced Rentals in Trinidad?

On the other hand, landlords argue that tenants don’t always see the full picture.

Maintenance costs continue to rise, and keeping apartment buildings in good condition is becoming more expensive.

They also highlight that:

  • Some tenants leave units in an extremely poor condition

  • Repairs and renovations are costly &

  • Material and labour prices have increased significantly

In addition, expenses like:

  • The increase on commercial electricity rates for their common areas along with

  • The implementation of the Landlord Surcharge Tax

are also adding to their overall operating costs of having an apartment.

Despite all of this, landlords say if there are overpriced rentals in Trinidad why the demand remains high. Many buildings are still around 80–90% occupancy 

So while some may argue that prices are too high, landlords believe, "the market is setting the price".

The Reality of the Rental Market

In areas like Arouca, Tunapuna, St. Augustine, Aranguez, and Barataria, demand is still strong especially for:

  • Modern one- and two-bedroom apartments

  • Properties close to main roads &

  • Units with easy access to transportation

This demand is naturally pushing prices upward.

 

A Relator's Perspective on Overpriced Rentals in Trinidad.

From my experience working with both landlords and tenants, the truth is:

Some apartments are fairly priced
Others are clearly overpriced for what they offer

The best rentals usually:

  • Are properly maintained

  • Are located in desirable areas

  • Include features that justify the price

At the end of the day, price should reflect value — not just demand.

So… Are there overpriced rentals in Trinidad?

The answer depends on who you ask.

Some will say yes. Others will say no.

But one thing is clear:

The gap between price and value is becoming more noticeable.
